Sandlin Homes | What Do Amenities Say about Your New Home?

Now that school has started, a lot of families will hold off on buying a new home to avoid taking their children out of one school and getting them used to another. However there are many brand new homes waiting for new residents. If you are looking to buy a home in Dallas Fort Worth then this is prime time for you to start looking. One thing people enjoy in their homes is amenities. From eco-friendly appliances to cathedral ceilings, you want your new home in Dallas Fort Worth to be the best value for your money, look good, and be comfortable in which to live with your family. Here are some amenities that you might look for when buying a home.
  1. Kitchen Appliances
The most expensive part of your kitchen renovation is replacing the appliances. When looking to buy a new home, check out the appliances and make sure you like them before you close on the property. Not having to replace appliances in a new home saves money.
  1. Flooring and other Materials
Look at the overall price of the home, and then look at the materials, such as flooring and other finishes. A home that seems like a deal might have shoddy materials that you will find yourself replacing or paying someone else to replace a few years from now. Choosing a higher end home may mean getting higher quality, longer lasting materials.
  1. Ceilings
While not a true amenity, the ceilings can tell a lot about a home. If they are stained with water, have cracks, or other signs of wear then it might mean structural or roof damage. If you see anything like this, then consider it a red flag and keep looking at other homes until you find one with less risk of high dollar repairs.
  1. Outside the Home
Is the outside of the home eye-appealing? The landscape can do a lot to direct water away from your home, which reduces the chance of flooded basements and crawl spaces, and provide shade, which helps keep your home cool in the summer. Look for damage to outdoor amenities like gutters and downspouts, especially if the home is older or previously owned. Another thing to consider when buying a brand new home from the builder, or someone you hire to build a home on land that you already own, is what upgrades are available as opposed to the standard amenities that traditionally are included in the purchase price. For example, model homes typically have upgrades in place to show the property in its best possible form. A home with upgrades is not better than a home that has standard appliances, however, you want to make sure that you are getting the right home for your family’s budget.
