Sandlin Home Q/A: Do You Need A Home Warranty?

Sandlin Homes builds beautiful new homes; and when you buy a brand new home, the last thing you want to think about is something going wrong. With your purchase we include a builders warranty to ensure worry free living and protect you, the homeowner, should there be any defects with our work. That's with all new Sandlin Homes Other builders offer warranties for purchase, and many lived in homes that are several years old will offer after market warranties tough a third party provider. Before you decide on which home warranty to purchase, you should know what one is and what it can do for you in the event of an unforeseen problem that requires home repairs. Having the wrong kind of warranty can be just as problematic as not having a warranty at all for new home owners. A home warranty is something completely separate from your homeowners insurance. Home owners should never try to replace or substitute their homeowners insurance with a home warranty, because the two services work in completely different ways. Homeowners insurance can cover things such as:
  • major accidents such as fire
  • damage from adverse weather
  • crimes such as theft or vandalism
  • water damage affecting possessions
  • most things that affect the entire structure
Home warranties on the other hand are a contract between the home warranty company and the new owner of the home. The warranty provides for things like:
  • replacement of a malfunctioning furnace
  • repairs for most types of plumbing problems
  • fixes to problems with the home’s electrical system
  • replacement or repair of major appliances
A home warranty only helps with things that came with your home at the time of purchase. For example, if you need help with problems related to a pool or hot tub that you installed after purchasing your home and were not included with the purchase price of your home, then they likely would not be covered by the home warranty for your new home. You can purchase more or less components for the home warranty for a new home, but it will affect the overall price of the warranty. One way that home warranty companies are similar to insurance companies is that they both have arrangements with service providers. When you need to make good on your home warranty in the event of needing a repair or having something replaced, then you can be sure that the service provider who arrives to do the job is approved by the warranty company in advance. A home warranty does not mean you will never have to spend money on repairing things in your new home. Some issues might not fall within the areas of coverage. Any claims denied by the warranty company are the homeowner’s responsibility.
