Why Home Buyers Prefer New Homes versus Previously Owned

New homes built today offer so many benefits. If you buy your home before it is built, for example, then you get to help design it. You do not have to settle for the builder’s choices when it comes to things like countertop types, the height of your cabinets, Energy Star appliances, and flooring materials. If you want an exquisite bath with a specific shower feature or recessed lighting then you can have those installed during the building process. Buying a new home also allows you to choose your own floor plan. Buying someone else’s previous home means you could wind up with a layout that fails to meet the needs of your family. You might be looking for a house with cathedral ceilings, a swimming pool, and a luxurious master bath, but you could wind up with limited options that don’t include any of those things. Buying a new house means that, based on your budget, you could have all of the things mentioned above and more. Another reason why home buyers prefer new homes versus previously owned residences is because they not only get the home they want, but they also get a warranty to protect their new purchase. For example, if the roof springs a leak or an appliance fails, then it could be covered under a one-year, two-year, or 10-year warranty. New homes are more energy-efficient than ever. Even homes built a mere five years ago cannot compete with the homes of today, much less homes built a decade or two ago. Older homes are plagued with drafts, waste energy through single-pane windows, and lack insulation to keep heat inside during the winter or cool air during the summer. Meanwhile new homes have double or even triple pane windows and insulation that meets federal standards. You will enjoy better air quality inside a new home. This makes a new home more comfortable to live in for your family. When new homes are built, they are required to meet strict energy standards. These standards, including special building codes, were not in place when older homes were built. This includes homes built as recently as half a decade ago. Therefore new homes offer a more comfortable environment around the year. New homes are not only more energy-efficient, but they are also safer. Today’s garage openers, for example, come standard with infrared beams designed to stop the movement of the door if something, such as a small child, is in the way. Materials use less volatile organic compounds which put less fumes in the air and also contributes to better air quality. Finally, new homes are lower maintenance than previously owned houses. Open floor plans, cathedral ceilings, state of the art Energy Star appliances, and cutting edge, eco-friendly materials make new homes more reliable. They require less care because the different components are planned out in such a way that the advanced technology and design of a brand new home work together to make less work and stress for the homeowner.
