Take a Tour of Our Popular Colby Floor Plan

Since we started building homes in Dallas-Fort Worth in 1957, we’ve maintained that the homes must work for our buyers, not the other way around. That’s why we update them as styles change and provide options that aren’t overwhelming and make sense for the way you want to live. Our Colby floor plan is one of our favorites because it’s one of your favorites!

The Basics


The Colby floor plan features three bedrooms, two bathrooms, a two-car garage - all in a 2,088 sqft, one-story package.

Going beyond the facts on paper, the floor plan has a flow that’s easy to understand once you walk into it. A flex room, laundry, and two bedrooms are easily accessible from the foyer. The master suite is secluded from the other bedrooms, offering privacy for the homeowners. The utility room features the washer and dryer hookups, and its location is central and provides quick access to the two bedrooms.

The flex space offers the flexibility our homeowners love. Whether you need a playroom, TV room, office, or a nook for arts and crafts, this room can handle it all with generous amounts of natural light coming from the front of the home.

Walking straight from the entryway, you’re greeted with the center-piece of the Colby plan: the magnificent great room. Not only is the great room perfect for entertaining the homeowners and guests, but it offers sensible movement from the living area into the kitchen and dining area.

Finally, the master’s suite features all of the luxuries that Sandlin homeowners have earned and come to expect. The generous size bedroom is perfect for large furniture. The large bathroom just off the bedroom features both a bathtub and shower as well as dual sinks - making getting ready for work in the morning and bed at night a breeze. Finally, off the master bath, we have a large walk-in closet.


Who It’s Perfect For

The Colby plan is perfect for a right-sizer that plans to entertain the grandkids for a weekend since it provides two spare bedrooms and a room for a play area. Right-sizers will also appreciate the entire home being on one level, eliminating the need to traverse stairs.

Young or small families will also enjoy the Colby because of the usability and location of the laundry room and the master’s suite.

Larger families or multigenerational families may want to look into our other floor plans that offer the same usability but in a larger package like the Cedarwood or Chessel plans.
